Kolhozen Pazar, Varna: Living by the Central Market

Kolhozen Pazar is a busy, commercial neighbourhood about a 10-minute walk from central Varna. It is named after the city's largest fruit and vegetable market (officially the "Tsentralen" market), which is why the streets are always full of people. As a place to live it is calmer than it looks on a Saturday morning, but it is not a sleepy residential estate.

Where it is and what it's like

The district lies in the Odesos administrative area, roughly between Krakra, Nikola Kanev, Patriarh Evtimiy, Dr. Piskyuliev and Kap. Raycho streets. It borders the city centre, the area around the central bus station and the Zimno Kino Trakia neighbourhood.

Besides the produce and fish market, you'll find shoe and clothing shops, jewellers, toy shops, fast-food places, cafés, banks and phone-operator offices. It is one of the best-connected parts of Varna: almost everything you need day to day is on foot.

Housing stock

This is not a panel-block area. Typical options:

  • older houses and single floors of houses – a large share of the area, often with a yard or courtyard;
  • brick apartment buildings of 4–5 floors built over the last 15–20 years, often replacing old houses;
  • older apartment buildings along the main streets, frequently with shops on the ground floor.

The mix means the same budget might get you a modern one-bedroom flat or an older house floor with a garden. In older houses, check heating, damp, and whether electricity and water are metered separately. A quick vocabulary note: a "двустаен" is a one-bedroom flat with a living room, a "тристаен" has two bedrooms.

Getting around

Many bus routes run through the area and along the surrounding boulevards, so most of the city is reachable directly or with one change. The central bus station is very close, handy if you travel to Sofia, Burgas or elsewhere regularly. The prime centre is about 10 minutes on foot, the Sea Garden and the central beach roughly 25–30 minutes.

Shops, schools, healthcare

  • Shopping: the market itself (fresh produce, fish), supermarkets from the main chains, small grocers, pharmacies and banks.
  • Schools and kindergartens: two public primary schools and several kindergartens and nurseries. Municipal kindergarten places in Varna are in short supply, so start early.
  • Healthcare: private practices and an eye clinic within the district; St. Anna hospital (the old District Hospital) is a short bus ride or walk away.
  • Parks: none to speak of. The nearest green space is in the centre and the Sea Garden.

Parking and noise

Parking is hard. Streets are narrow and, during the day, the market brings lots of cars and delivery vans. Some house rentals come with yard parking; if you drive, filter for that.

Noise depends on where exactly you are. Near the market and the main streets, mornings start early with deliveries, traders and shoppers. A few blocks in, among the houses, evenings are surprisingly quiet because the commercial part closes.

Who rents here

  • people working in the centre or in retail;
  • students and young people who want a lower rent and everything walkable;
  • people who travel by intercity bus a lot;
  • families looking for a house floor with a yard close to the centre.

  • some buildings are old and unrenovated.

Who it suits and who it doesn't

Good fit if you don't drive, want to live close to the centre without paying centre prices, like shopping at a real market and don't mind urban bustle. It also works well for students and frequent travellers.

Not a good fit if you want peace, greenery and the sea a few minutes away. Families with small children who need parks, and anyone for whom parking matters, will likely be happier in Chayka, Briz or Vinitsa.
