Levski, Varna: A Practical Place to Rent

Levski is one of Varna's big residential districts: roughly 40,000 people, rows of apartment blocks, a university and several hospitals. Nobody moves here for the view. People move here because daily life is easy, rents are reasonable, and both the centre and the beach are a short ride away.

Where it is and what it's like

Levski is in the north of the city, right next to the Chayka estate. It is bounded by Osmi Primorski Polk Boulevard to the south, Chataldzha Boulevard to the west and Vasil Levski Boulevard to the east. Listings split it into Levski 1 and Levski 2; the line between them is fuzzy and day-to-day life is much the same in both.

Development started in the 1930s, with the first cooperative buildings in the 1940s–50s and large-scale panel construction from the late 1960s. The Technical University opened here in 1965 and the university hospital in 1970. Today newer buildings are filling the gaps between the older blocks.

The beach

Levski is not a seaside district. The Sea Garden and the beaches near Chayka and Briz are about 15–20 minutes away by bus, or a longer walk. Most residents accept that trade-off: a lower rent in exchange for taking the bus to the beach at weekends.

Getting around

This is where Levski shines. The boulevards around it carry many bus lines — to the centre, to Chayka and Briz, to the northern resorts and to the western districts. From almost any block you're a few minutes' walk from a stop. Driving out is easy too, though the boulevards get busy at rush hour.

Hospitals, schools and shops

  • Hospitals — St. Marina University Hospital, the Naval Hospital and a psychiatric clinic are all in the district. Having major hospitals this close is a real plus for families and older relatives.
  • Education — the Technical University, a second building of the University of Economics, several state schools and kindergartens. Kindergarten and school places in Bulgaria depend on your registered address, so check which ones your building belongs to.
  • Shopping — supermarkets from the big chains, small grocery shops, pharmacies and cafés.
  • Green space — small parks and playgrounds between the blocks. There's no large park inside Levski, but the Sea Garden and the park near Chayka are close.

Housing stock

Mostly 1970s–80s prefab panel blocks, brick cooperative buildings, and a growing number of new builds. The typical rental is a one- or two-bedroom flat in a panel block, often renovated, sometimes with dated furniture. Before signing, check:

  • whether there's a lift and whether it actually works;
  • whether the building has external insulation — heating is mostly by air-conditioning units, so this shows up directly on winter electricity bills;
  • the condition of windows and the bathroom.

New builds come with lifts and often a parking space, but at a higher rent.

Parking and noise

Parking is what you'd expect in a panel-block district: tight in the evenings, with spaces taken early. If you have a car, a new building with a parking spot saves a lot of frustration.

Noise is moderate. Flats facing the big boulevards are louder, and you'll hear ambulances near the hospitals. Inside the residential blocks it's much quieter.

Who rents here

Students from the Technical University and the University of Economics, doctors and hospital staff, and families looking for a sensible rent with a school nearby. Plenty of expats move here after a first year in pricier Briz or the centre. Rents are noticeably lower than in those areas — see the live price block below.

Pros:

  • good bus connections;
  • hospitals, universities, schools and shops on your doorstep;
  • more affordable rents and a wide choice of flats.

Cons:

  • ageing housing stock in some blocks;
  • difficult evening parking;
  • the beach requires a bus ride;
  • little large green space within the district.

Who it suits and who it doesn't

Good for students, medical staff, families with school-age children, and anyone who values practicality and a lower rent over a sea view.

Not ideal for those who want to walk to the beach, people hoping for a cheap new build with parking, or anyone who needs open space and quiet around the home.
