Bait listings: apartments that are “already taken”
Agencies often post an apartment far below the market price: callers are told it is “already rented” and offered others. Domly flags agency listings priced 40% or more below similar ones (same type and number of rooms in the district) and does not show them to users.

Methodology
- Sources: imot.bg, alo.bg and homes.bg, collected several times a day.
- The same apartment on several sites is counted once (duplicates are merged by photos, address and parameters).
- Prices are medians, not averages, so a few very expensive or mistaken listings do not skew the result.
- Yield is annual rent ÷ purchase price per m² in the same city and district (from sale listings).
- Bait listings are agency listings more than 40% below the median of similar ones; owner listings are never flagged.
- The report is a snapshot as of the collection date; current figures are on the city rent index pages.
